Why can't you help with my home?
The Personal Finance Society explains that a bridging loan secured on a property that is, or will be, the main residence of the borrower or a close family member is regulated by the FCA, like a residential mortgage. The rules protect you because your home is at risk. We are not authorised to introduce regulated mortgages, so we don't.
Where can I get regulated advice?
MoneyHelper, the government-backed guidance service, says to always use a regulated mortgage adviser. It points to directories where you can find one. Before you go ahead, check the firm on the FCA register.
What if it's mixed — for example, a shop with a flat I'll live in?
If anyone connected to you will live in any part of the property, treat it as potentially regulated and speak to an FCA-authorised adviser first.
Investment property after all?
If the property is purely an investment or business property, go back to the eligibility check or read our guide to bridging loans for investors.
