Who runs this site?
Investor Bridging is an independent UK website that explains bridging finance for property investors in plain English and introduces eligible deals to a specialist finance desk. It is not owned by a lender, broker or bank.
What we are — and what we're not
- We are an introducer: we publish guides and pass eligible enquiries to our partner.
- We are not a lender or a broker, we don't give financial advice, and we are not authorised by the FCA.
- We never quote rates, promise approval or ask you for a fee.
Who is our introducer partner?
Connexis Group Ltd (company no. 17214446) is a commercial finance desk. It is not a lender. It places cases with lenders and brokers on its panel. Connexis says it reviews each case, sends it only to lenders whose criteria fit, and lays out any offers side by side before you commit.
How is this site paid?
Using this site is free. Connexis says the lender pays it when a deal completes, and it may share part of that fee with us. That's our only income from introductions. If anyone asks you for money upfront to "secure" a loan, don't pay. Connexis says it never charges upfront.
Why only investment and business property?
A loan secured on a home that you or close family live in, or will live in, is a regulated mortgage, according to the Personal Finance Society. Introducing those needs FCA permissions we don't have. If that's your situation, see regulated advice options.
How we write our guides
Every figure links to the page it came from, and lender rates show the date we read them. If you spot something out of date, email hello@investorbridging.co.uk.
