Step 1: Check eligibility on this site
Four questions cover who will live in the property, who is borrowing, how much you need, and your exit. Your answers stay in your browser. If the deal is the kind our partner places, you'll see a link to continue. It's the quickest way to find out whether a bridging loan for your investment property is worth pursuing.
Step 2: Apply with Connexis
The application is a short secure form run by Connexis Group Ltd. That's where you give your details, upload documents if you have them (recent bank statements and accounts help), and consent to your case being shared with lenders on its panel. Connexis says starting an application involves no credit search.
Step 3: A person reviews the case
Connexis says someone on its desk checks the details, usually within one working day, and lines up the lenders whose criteria fit. Only those lenders see the case. Lenders may contact you directly with questions. Property deals take longer than other business finance, because of valuations and legal work.
Step 4: Offers, side by side
If lenders make offers, Connexis lays out the rate, term, total cost and security side by side before you sign anything. You're under no obligation to accept.
What does it cost you?
Nothing to use this site or Connexis. Connexis says the lender pays it on completion, and part of that may be shared with us. Lender fees, valuation and legal costs are separate. See bridging loan rates and fees.
Who should look elsewhere?
- Anyone borrowing against a home they or their family live in or will live in. That's regulated, so see regulated advice options.
- Loans under £25,000. These are below our partner's minimum.
- Anyone without a realistic exit. The Personal Finance Society calls a viable exit route "a must" for bridging.
